  • The Garrett Companies Moves and Expands Its Office, Introduces New Website

    Subsequent to and as part of its sale of Stafford Commerce Center, The Garrett Companies have moved from that business park to the new adjacent business park the Company is developing on Barrett Heights Road. The new address is 75 Barrett Heights Road, Suite 301, Stafford, Virginia 22556. Our new offices have increased in area by almost 2,000 square feet, including a state-of-the-art conference room.   • Lease-up of Stafford Commerce Park Proceeding Well

    Despite an overall slowdown in the office market as many local government contracts in support of Quantico have been delayed, the lease-up of Stafford Commerce Park is progressing well, in part due to some amount of diversification into industries other than government contracting. Having been completed only approximately one year, occupancy of SCP Building I currently stands at 97% with full occupancy expected soon as a result of expansion of one of the existing tenants. SCP Building II opened August 2007 with The Garrett Companies as its first tenant and Raytheon and Smartronix taking occupancy a few months later in October and November. Current occupancy for SCP Building II is 50%. The Stafford-based office parks being developed by The Garrett Companies continue to lead the local office submarket due to their proven track record, quality buildings and existing tenant base, especially in the field of government contracting. Groundbreaking for SCP Building 3 will be scheduled once SCP Building 2 reaches approximately 75% occupancy.

  • New Smaller Spaces Being Finished at Tysons Office Center

    Five new smaller spaces are currently being finished on a speculative basis on the second floor of Tysons Office Center. The size and depth of the former large area spaces on the second floor have hampered marketability for leasing this area during the past several years. The new small spaces are better suited to the "sweet spot" for niche tenants in the building of 2,500 to 5,000 square feet. The new spaces also feature a redesigned elevated ceiling over the sloped window line of the second floor, converting what had formerly been a marketing detriment into an attractive architectural feature that will improve marketability of the spaces. Initial feedback from prospective tenant tours has been positive and a number of leases are expected to be signed in the first quarter of 2008.
