Cobblestone Commerce Center is a Class-A office building to be constructed on Lafayette Boulevard in Fredericksburg, Virginia, as the commercial component of the Cobblestone Square mixed-use project. The building is to be constructed with three floors and contain approximately 60,000 square feet of gross building area with a net rentable area of approximately 56,000 square feet. The building site has an area of approximately 3.5 acres with ample frontage on and visibility from Lafayette Boulevard. Parking is to be provided at 4.0 spaces per 1,000 square feet. The project site was formerly occupied by the Rappahannock Regional Jail and is directly across Lafayette Boulevard from the National Civil War Cemetery, operated by the National Park Service. Design of the building is an architectural mixture of local historic vernacular with a complement of modern flair. The site plan for the project has been approved by the City of Fredericksburg and construction plans are currently being finalized for submission to the City. The floorplates and common areas of the building have been designed to accommodate either a for-sale office condominium or for-rent leasing strategy. A condominium marketing plan is currently being generated to initiate the sales effort for the office condominiums. The location, design, quality and management of the building are expected to ensure its success.
