Aquia Commerce Center is a two-building office park located on Jefferson Davis Highway (Route 1) in Stafford County, Virginia. Garrett Development Corporation acquired the site in the 1990's while improved with one building, then developed and constructed the second building in 1999. ACC I and II contain areas of approximately 36,000 and 32,000 square feet, respectively, for a total area of approximately 68,000 square feet for the office park. The site contains an area of 3.5 acres with excellent visibility from Interstate 95. Although the office park was originally occupied by a variety of tenants with the FBI occupying only a portion of one building, GDC subsequently negotiated a lease of the entire park to the FBI, then sold the both buildings to First Potomac Realty Trust in 2004.
